FAQ
From furnishings to feline friends, we answer your most-asked questions below. For anything else, contact your local L&G lettings agent.
We’re a long-term landlord, so we make it simple for you to live in your home for as long as you want to. When you become a Rental Living by Legal and General resident, you’ll sign a standard tenancy agreement with a term of 3 years – and when that time’s up, you can renew it if you’d like to stay.
However, we know circumstances can change so we don’t tie you in. If at any point after your first 6 months you need to move on, that’s fine too – all you need to give is one month’s notice. This is called a ‘break clause’.
Whether you’re upsizing or downsizing, we give priority to our current residents who need a bit more – or less – space, when homes become available. You just need to contact your property manager and they will let you know when there is an alternative home coming up.
For the safety and welfare of our residents, each of our homes has a maximum occupancy limit. Providing this isn’t exceeded, friends or relatives may be able share your home with you and added to the tenancy, subject to an application and referencing process. You’ll need to let your property manager know in advance, so they can complete the necessary paperwork.
We’ve appointed letting agents based near each of our developments so they can show you around a property whenever it suits you – whether that’s in person or virtually if more convenient. Contact them directly by visiting the information page for your chosen location.
Top tip - bring along your photo ID to your viewing as our agent will need to verify this as part of the Right to Rent scheme, and this can save you time later on if you apply for a tenancy.
When you’re ready to apply, our appointed agents will handle the whole process and guide you through any paperwork quickly, efficiently and electronically - so you can complete the application process from the comfort of your sofa.
As a responsible landlord, we’ll require a reference check as a standard part of every application process. This is to confirm the rent is affordable for you based on your income.
Our agent will outline the information you will need to provide before you apply, which you can expect to include employment and salary details, previous Landlord contact information and proof of current address (e.g. a utility or council tax bill).
Not at all. Home wouldn’t be home without our four-legged friends – and we want to make your pets as welcome as you are. Animal welfare is of huge importance to us, so if you do have a pet, we’ll ask you to read and sign a detailed policy before you apply for a tenancy. Please ask our lettings agent for a copy.
At Rental Living by Legal and General, our priority is looking after our residents so you can rely on us to take care of your home and deal with any maintenance needs quickly and diligently.
Our appointed property manager will provide you with an information pack before you move in so you know who to contact from day one. As an added layer of reassurance, you will have access to a 24/7 helpline for you to call in the event of a home emergency.
You will have access to our Home Hub from the day you move in, providing advice on caring for your home, step-by-step set-up and user guides for things like the heating, hot water system and kitchen appliances, as well as trouble-shooting guides and practical advice.
We believe your home should reflect your taste, so you’re free to paint the walls however you choose. All we ask is that any bold colours are returned to a neutral, blank canvas when you decide to move on.
So you can make your home your own, we rent all our properties unfurnished. If you're starting from scratch and need all new furniture in place when you move in, talk to our letting agent - they'll be able to discuss a rental furniture package for your tenancy.
Many of our homes come with built-in wardrobes in the master bedroom, and all are fitted out with lampshades, as well as blinds or curtains for comfort and privacy from day one.
All our kitchens are fitted with efficient Bosch kitchen appliances. For further details, please visit the page for your chosen location.
The majority of our homes have a private garden or a shared outdoor space and we encourage all our residents to make the most of it – whether that’s planting a few spring bulbs, hanging bird feeders, playing outside with the children or enjoying your morning coffee in the fresh air. Each home has its own unique features, so visit the page for your chosen location or ask our letting agent for more information.
The majority of our homes have private parking spaces. The few that don’t have been purposely built in areas with excellent public transport links, so you’re never far from a bus, train or tram stop.
All our homes are built to high energy efficiency standards, with an EPC rating of ‘A’ or ‘B’.
Well insulated walls, windows and lofts, low-energy lighting and energy efficient appliances come as standard, and many of our homes also benefit from solar panels – harnessing the sun's rays to power your home and reduce your energy bill.
We are targeting low Co2 emissions from our properties by installing energy efficient heat pumps instead of gas boilers as standard from 2024.
